advantages of owning vs. renting. Many of these advantages
relate to lease purchases as well. In lease purchases negotiated
by us we make sure the buyer is receiving the same principal
reduction they would receive if they had already qualified
for the loan. We also encourage the seller to offer other
incentives as well such as: additional principal reduction
or seller paid closing cost if the buyer is proactive and
does the necessary things to become qualified in a specified
period of time. Combined together these strategies can result
in the buyer creating substantial equity during the lease
purchase.
We put together a strong package representing the buyer
to the seller. In addition, we establish a definitive timeline
for qualifying the buyer. These elements enhance the likelihood
of a seller being willing to lease purchase. As a result
we are able to bring more homes from which the buyer can
choose. We ask you to search along with one of our licensed
agent’s homes that you are excited about and would
purchase if already qualified. We follow with our best efforts
to negotiate a lease purchase on your behalf.
